Weep holes and ground clearance in Austral NSW

Weep holes come up more often across the Austral jobs than almost anything else: missing entirely from a run of brickwork at lock-up, still missing at fixing stage, and at handover either required outright or present but with a clearance under the 150 millimetres the standard asks for. They matter twice over. They drain the cavity, so water that gets behind the brick can leave rather than sit against the frame. And the clear gap between the weep hole and the ground is the zone where termite activity would have to become visible.

FAQ

Weep holes and ground clearance in Austral NSW: common questions

Can weep holes be added later?

Yes, they can be formed retrospectively, and ground levels can be cut back. Both are ordinary trade work, just easier before you have paid for the house.

Would you call this a defect or upkeep?

On a new build it is a defect against the Code and the tolerances guide, so it belongs on the handover list rather than on your to do list.

Does it really cause damage?

Over time, yes. Water held against the frame behind brickwork is slow, hidden and expensive, which is the worst combination for an owner.
